1. Who we are

Ellwood Estates is a trading name of Ellwood Estates Sales & Investments Ltd, a company registered in England and Wales (company number 14423972) with its registered office at 2 Lighthouse View, Seaham, SR7 7PR. We are the data controller for the personal information collected through this website.

2. What we collect

When you use our enquiry form, we collect: your full name, your email address, your mobile phone number, and your answers to our questions about your investment plans (such as your budget range, preferred strategy, timeline and experience). We also collect technical information needed to run the site securely, such as your IP address and the result of our automated bot check, and basic usage measurement: the pages you view and which advert or campaign brought you here, tied to a random session identifier.

We do not collect any more than we need to handle your enquiry, and we never ask for financial details through this website.

3. How we use your information

Our lawful bases under UK GDPR are: taking steps at your request before entering into a contract (preparing for your call), our legitimate interests (running and protecting our business, preventing fraudulent or automated enquiries, measuring our advertising), and consent where required (for example, marketing, which we will only send if you agree to it).

4. Who we share it with

Your information is only shared with services we use to run this website and handle your enquiry:

We never sell your information, and we never pass it to third parties for their own marketing.

5. How long we keep it

A secure backup copy of each enquiry is kept for up to 90 days, so no enquiry can be lost, and is then deleted automatically. Enquiry details are kept for 24 months from your last contact with us, unless you become a client, in which case records are kept for as long as the law requires. You can ask us to delete your enquiry at any time.

6. Your rights

Under UK data protection law you have the right to access the personal data we hold about you, to correct it, to ask us to delete it, to restrict or object to our use of it, and to receive a copy in a portable format. To exercise any of these rights, contact us at info@ellwoodestates.com. We will respond within one month.

If you are unhappy with how we have handled your data, you can complain to the Information Commissioner's Office at ico.org.uk or on 0303 123 1113.

7. Cookies and tracking

This site uses a strictly necessary security check (Cloudflare Turnstile) to filter automated enquiries, and our own first-party measurement of pages viewed and the advert that brought you here. That measurement uses a random session identifier which is deleted when you close your browser tab; it sets no cookies and is not linked to your name or contact details unless you submit an enquiry. We do not use any other tracking.

8. Changes to this policy

If we change how we handle your data, we will update this page and the date at the top. Significant changes will be highlighted on the site.
