This website is operated by Ellwood Estates Sales & Investments Ltd (company number 14423972), registered office 2 Lighthouse View, Seaham, SR7 7PR, trading as Ellwood Estates. By using this site you agree to these terms. If you do not agree, please do not use the site.
2. What this website is for
The site explains our property sourcing, refurbishment, lettings and management services, and lets you enquire and book a free strategy call. Submitting an enquiry or booking a call does not commit you to anything, and it does not commit us to providing any service.
3. Our services, and what this site is not
- Everything on this site is general information about our services. It is not financial, investment, legal or tax advice, and we do not provide financial advice.
- Any figures shown on this site or discussed on a call are illustrative, prepared in good faith, and are not a promise or guarantee of returns. Property values and rental income can go down as well as up.
- No service is agreed until both sides have signed a written agreement. Until then, either of us can walk away at any time without cost.
4. Fees
Using this website, submitting an enquiry and the strategy call itself are free and carry no obligation. Any fees for our services will be set out clearly in writing and agreed with you before you commit to anything.
5. Your information
Your enquiry details are handled as described in our privacy policy. By submitting the form, you confirm the details you provided are accurate and yours, and you agree that we may contact you about your enquiry by phone, text or email.
6. Accuracy of information you provide
How we help you depends on what you tell us. Please make sure the information and contact details you submit are accurate. We are not responsible for consequences arising from inaccurate or incomplete information.
7. Use of this site
You agree not to misuse the site, including submitting false enquiries, attempting to bypass our security checks, or using automated tools to access the site. We may block access where we suspect misuse.

We are a member of The Property Ombudsman scheme (membership number ) and follow its Code of Practice. If you have a complaint we cannot resolve, you can refer it to The Property Ombudsman free of charge at tpos.co.uk.
12. Governing law
These terms are governed by the law of England and Wales, and any disputes will be dealt with by the courts of England and Wales.
